Real Estate Financing Program

WWCAP provides up to 100% financing for the acquisition of Real Estate. Property types include land, residential, commercial and industrial, as well as other types of infrastructure projects.

Loan amounts range from $10,000,000 dollars up to one billion dollars in size. The term of the loans are usually 10 years with a 25-year amortization schedule. Interest rates range from the 3-month LIBOR plus 250 basis points to the 3-month LIBOR plus 700 basis points. In today's market the rate would be between 5% and 9.5%. Origination fees are generally 6 to 7 points and can be included in the loan amount.

Projects already under construction can also be considered for this financing program. The first step to apply for this financing is to complete the on-line application form. Once this is submitted, a representative of WWCAP will be in touch with you to discuss your loan request. If enough information is given, a term sheet for your review will be issued. It is important that we understand your needs and that all funds required are included in the loan request, such as interest reserves and sufficient working capital allowing your project to stabilize. Rehabilitation projects as well as projects going through transitional phases are ideal for this financing program.

Types of projects that have been reviewed have run the full spectrum - such as apartment complexes, retail, office buildings, hotels, motels, industrial complexes, self-storage facilities, conference centers, mixed use properties, large commercial and residential developments (including golf courses).

Financial projections and operating history, if any, will be needed to evaluate the project, so be sure that this information is included in the answers to the questionnaire.

Projects that need time to stabilize will have a one or two year interest only provision which will then be converted into a 10-year term with 25- year amortization schedule. The better we understand what the financial needs of the project are the more accurate the term sheet.
