Construction Loan Program

Amounts: Ten million dollars and above. Large loans up to one billion dollars can be considered for this financing program.
Rates*: The 3 month LIBOR rate plus 250 basis points up to the 3 month LIBOR rate plus 700 basis points. The rate is calculated on case by case basis dependent upon perceived risk of the project and available guarantees including credit enhancements. In today's market that would mean an approximate range of rates between 5% and 9.5%.
Terms: A 10 year loan with 25 year amortization schedule, which includes the construction loan. Origination points: Typically 6 to 7 points of the loan amount which can be included in the loan proposal. Up to 2 years interest reserve can be capitalized and included in the loan amount.
Geographic areas:: Most geographic locations will be considered that have democratic governments and are politically stable.
What can be financed? Up to 100% of all soft and hard costs of the project to be constructed including loan origination fees. Please fill out our on-line application.
What do I have to give up in terms of equity for your financing program? Generally 20% of the project will be required by WWCAP.
Nearly all types of construction projects can be considered, both residential and commercial and large infrastructure projects such as dams, utilities projects, generator plants, and ethanol plants.

If you have a summary of the project, that will also be requested. The more complete the questionnaire, the more accurate a term sheet can be provided to you for your review.

Long-Term Mortgage Program

Terms: 10 years with 25 year amortization schedule.
Loan amounts: $10,000,000 dollars and above. Large loans in the billion dollar ranges can also be considered for this loan program.
Loan to value: Up to 90% of the completed value or up to 100% of all costs including acquisition fees and origination fees can be financed.
Rates: The 3-month LIBOR rate plus 250 basis points to the 3-month LIBOR rate plus 700 basis points. The rate is dependent upon perceived risk of the project. Rates in today's market would range from 5% to 9.5%.
